Above prices include a standard site and everything on the "It's Included" List. Monthly condominium fees are $120 per month (plus a one-time Assoc. fee of $240 at closing), which includes: snow removal for driveway and sidewalk to front door, lawn mowing, weed control & fertilization, shrub weeding, pruning, fertilization, bed mulching & weeding, light bulb replacement in lamp post, clean gutters, exterior trim painting, and maintenance of boulevard entrance.
Larger or wooded sites in Phase 3 with more leaf and lawn care will have a $131 to $142 per month maintenance fee (plus a one-time Assoc. fee of $262 to $284 at closing). These sites include: #22 to #32 inclusive.
*Due to 2003 Radon Gas code changes, all floor plans will contain the radon gas venting systems and full basements with no crawl spaces.

Phase One
Commenced Fall 1996
(Units #1 to #11) Completed. ALL SOLD.
Phase Two
Beginning Fall 1998
(All Phase II sites are at least 120' deep plus road right of way to edge of curb)

Phase Three
Beginning 2003
(Phase Three sites have varying sizes plus road right of way to edge of curb)
Phase Three sites will offer a variety of site sizes, many located on culdesac street, varying terrain, many are wooded, some open, some will have the ability to provide more variable floor plans, and some will offer "walkout" or "lookout" basements.
Some Phase Three sites will have additional costs. (1) wooded sites will incur tree removal costs which is completely dependent on each site. A "best guess" might be $1,000 to $3,000 +/-. Wooded sites include #22 through #32. It is the intention of the Developer not to remove all trees and to not sod the entire sites leaving an envelope of natural wooded areas along the sides, rear, and perhaps partial areas of the front. All tree removal is subject to Developer's approval. The sodded areas would of course be leaf raked by the Association but the remaining wooded areas would be left natural. (2) As typical with any Villamere site, buyer assumes cost to remove any excess fill dirt or to bring needed additional fill dirt to site. Price does include bringing top soil to the site and spread as part of the landscaping, sodding, and underground sprinkling package included in the Villa prices. (3) Sites #22 to #32 will incur the possible cost of a concrete pumper truck if the builder is unable to reach the back foundation wall with a typical concrete mixer truck. This item might cost approximately $600 to $1,300 +/-. (4) Sites #22 through #34 will have a curb cutting cost of approximately $500-$700 +/- as the driveway locations cannot be predetermined. (5) Villas have a 700 SF allowance for driveways (16 x 43'). Depending if floor plan offers a forward garage or the distance home is located from street, additional cost will be incurred beyond the said 700 SF allowance, if any.
Presently, monthly dues are $110 per month. However, sites #22 through #33 are estimated presently at $130 per month because of leaf raking and larger sites.
